Property Visa FAQ

What is the minimum property value for a visa?
AED 750,000 for the 2-year investor visa and AED 2 million for the 10-year Golden Visa. Jointly owned property can qualify if each owner's share meets the threshold, or for spouses with an attested marriage certificate.
Does a mortgaged property qualify?
Yes, provided the paid portion meets the threshold and the bank issues an NOC. Off-plan property from approved developers is also accepted for the Golden Visa.
Do I need to live in the UAE?
For the 2-year visa you must enter at least once every six months. The Golden Visa has no such rule.
Can my family get visas too?
Yes. Spouse and children can be sponsored under both the investor visa and the Golden Visa.
