Can I combine multiple properties to reach the 2 Million AED requirement?

Yes, you can.

You can have a portfolio of properties (e.g., two apartments worth 1M each). As long as the Total Portfolio Value is AED 2 Million or higher, you are eligible.

My wife and I jointly own a property. Are we eligible?

Yes. You can merge the property value/portfolio between Husband and Wife to reach the AED 2 Million requirement.

Important: This privilege is restricted to spouses only. Other relationships (Parent/Child, Siblings) cannot merge portfolios for this visa.

I have a mortgage on my property. Am I eligible?

Yes, you are eligible. The only additional requirement is a No Objection Certificate (NOC) from your bank. This is a standard procedure, and banks issue this for visa purposes routinely.

My property is under construction. Am I eligible?

Yes. The authorities look at the value stated on your Oqood (Pre-Title Deed) and the total portfolio value. The amount you have paid to the developer or the construction stage does not affect your eligibility.

What if my Title Deed value is less than 2 Million AED?

Authorities initially consider the Book Value (the value stated on your Title Deed). If this is less than AED 2 Million, you are not eligible based on the deed alone.

However, if you believe the current Market Value is higher than AED 2 Million, we can assist in arranging an official DLD evaluation to certify the new value. Once certified, you become eligible for the Golden Visa.
